A separate, previous study by Zoopla also backs up the data collected through this survey. That research used eye-tracking glasses to record what five prospective buyers looked at while viewing a property.
They found that buyers were drawn to ornamental aspects of the property, including those that wouldn’t be there when they moved in. This included mirrors, plants, pictures, and even residents’ possessions such as cosmetics and hand soaps. According to the results, these items often got more attention than flooring, walls, and other features.
While this proves the importance of house staging to attract a quick sale and as high offers as possible for sellers, Zoopla cautions prospective buyers who don’t pay enough attention to the property’s condition. This applies to potential owner-occupiers as well as investors searching for buy-to-let properties for sale.
