Liverpool’s Williamson Square May Be New Regeneration Target

    Liverpool Metro Mayor Steve Rotheram has revealed that another Liverpool City Centre spot is in the local authority’s sights for regeneration after carrying out the Williamson Square Activation Study.

    According to Place North West, the majority of the recommendations from the study centre on the creation of a ‘Williamson Square Task Force’, which would “assist in the collation of operational knowledge and funding”. The aim of the study is to create a “dynamic, vibrant space for everyone to enjoy”.

    Situated a short walk from central transport hubs like Liverpool Lime Street, Liverpool Central, Queen Square, and Liverpool One bus station, Williamson Square is a bustling and convenient location. However, according to the study, the public currently considers it underutilised.

      What Has Been Proposed for Williamson Square?

      The recommendations state that the surrounding empty units, such as the old M&S building, should be viewed as potential areas for developers to work on in order to maximise the usage of the location.

      David Lord, director of property at Liverpool City Council, said: “Arts and culture are in the city’s DNA. Public space is absolutely crucial to the city, and we need to make sure we provide those spaces. We want to create a cultural thread running through the city, from Lime Street to the riverside.”

      Plans also include work on the Playhouse Theatre, which opened in 1845, as there have been calls for the renovation of this historic venue. Various sections of the theatre, such as the drum staircase and the magnolia-painted walls, are listed, adding some complications to the proposed revamp. However, renovation will revitalise the theatre and the surrounding square, enhancing the space and drawing more footfall.

      Place North West reports that proposals for the theatre include reopening the main entrance, restoring the floor mosaic and traditional ticket booths, opening a cafe on the ground floor, and improving accessibility.

      How Can Regeneration Impact Local Property Investment?

      The study suggests that the implementation of these plans would make Williamson Square the latest target of ambitious regeneration plans across the city.

      Other city centre regeneration zones, such as The Baltic Triangle and The Knowledge Quarter, have been transformed by redevelopment, attracting property investors to the area. Now, these spots are home to some of the most impressive new-build properties on the market, and as the area benefits from regeneration, they are set to see robust capital growth.

      In this way, regeneration has a significant effect on buy-to-let in Liverpool.
